GoBritanya runs several residences across Brighton, and Abacus is the one tucked into Kemptown, close enough to the Open Market to smell the fruit stalls on a Saturday morning. It's an all-en-suite building rather than a mix, which simplifies things when you're comparing it to halls juggling ten room types: here it's really just a question of which floor and which size.

LocationKemptown, Brighton, near Brighton Open Market
OperatorGoBritanya
Room typesEn-suite rooms only (Bronze/Silver/Gold, by floor level and size), shared kitchen
Walk to Kings BrightonAbout 4 minutes
Walk to Bellerbys CollegeAbout 7 minutes
BillsAll-inclusive Wi-Fi, water, electricity and heating

Rooms and layout

Every room at Abacus is en-suite; no studios, no mixed offering to wade through, just a choice between Bronze, Silver, and Gold tiers that mostly reflects square footage and which floor you're on rather than any real difference in furnishings. Each bedroom comes with a double bed, a study desk with a lamp, a bookshelf, and a decent wardrobe. Kitchens are shared among a group of flatmates and kitted out properly: hob, cooker hood, dining table, fridge, oven, and microwave, enough to actually cook a meal rather than survive on toast. Weekly rates run from around £215 up to £290 depending on tier, with all bills folded in. Laundry sits outside that, run on a coin- or app-based system at extra cost, worth budgeting for separately.

Kemptown living

Kemptown has its own identity within Brighton, a little slower-paced than the main student strip, close to the Open Market and a decent spread of supermarkets, banks, and cafes. Kings Brighton is a four-minute walk, and Bellerbys College is about seven, which makes Abacus a natural pick if you're studying at either. It's not the address for students chasing Lewes Road's bar scene, but it does its own thing well: independent shops, a slower rhythm, and Abyssinia and a handful of solid local restaurants just down the road.

What you get

  1. Rooftop terrace
  2. Recreation room with piano, pool table and comfy sofas
  3. TV room
  4. Study area
  5. 24-hour CCTV and security personnel
  6. Multiple electronic entry gates
  7. On-site maintenance team

Fair warning

The security setup at Abacus is worth flagging, in a good way: multiple electronic gates and round-the-clock personnel are more than most halls bother with, and if that matters to you or your parents, it's a genuine point in its favor. The trade-off is that this is a smaller, more tightly run operation than the bigger student brands, so don't expect the scale of amenities you'd find at a 500-bed tower. Laundry costing extra rather than being folded into rent is also worth knowing upfront rather than discovering on move-in day.

Who'll like it here

Right for you if you want every room to be en-suite without wading through ten different configurations, security is a genuine priority for you, and Kemptown's quieter pace appeals more than Lewes Road's buzz.

Probably not if you want laundry bundled into your weekly rent or you're specifically after a studio with your own private kitchen.
