Most purpose-built student accommodation in Melbourne will not tell you how big the room is. Iglu will. Every room type at Iglu Flagstaff Gardens carries a published floor area on the operator's own site: roughly 20m² for a single studio, roughly 18-20m² for a standard studio, 16-21m² for a premium studio, 28.5m² for a two-share apartment and 56.3m² for the premium two-share. That level of disclosure is rare enough in this market that it should shift your shortlist on its own, because it is the only way to work out whether a $655 studio is actually bigger than a $635 one.

The second thing to understand is where the building sits. The address is 7 Batman Street, West Melbourne VIC 3003, on the northern edge of Flagstaff Gardens at the western end of the city grid. This is not the Swanston Street student strip. It is about 1.4km from RMIT's City campus and well over 2km from the University of Melbourne's Parkville main gate. What you get in exchange is a park across the road, a quieter block, and a train station five minutes away.

Rates start from an indicative $535 per week for a bedroom in a two-share apartment on a 12-month lease, rising to $725 for a premium corner studio. Those are Iglu's own published starting figures rather than aggregator estimates, which is unusual and useful.

Where 7 Batman Street actually puts you

Flagstaff Gardens is the oldest park in Melbourne and it forms the north-western corner of the CBD grid. The building faces it from Batman Street, which runs between William and Spencer Streets. Walk south down William Street for about 400 metres and you hit La Trobe Street and the Flagstaff Station entrance. That is the five-minute walk Iglu advertises, and it holds up.

From there the honest numbers diverge from the marketing.

William Angliss Institute is the nearest campus of any size, at 555 La Trobe Street on the King Street corner. That is roughly 600 metres, seven or eight minutes. If you are doing hospitality, tourism or culinary training at Angliss, this building is genuinely close, and few operators sit closer.

Victoria University's City campus is the next closest. VU City Tower at 370 Little Lonsdale Street is about 1.1km east, call it 13 minutes on foot, and the Victoria Law School building at 295 Queen Street is a similar distance. For a VU city student this is a comfortable daily walk that never involves a fare. It is a very different proposition from living out near VU's St Albans campus, which trades commute time for much cheaper rent.

RMIT City campus is about 1.4km. The walk is straight: south on William to La Trobe, then east along La Trobe past the Flagstaff Gardens frontage, Queen Victoria Market's southern edge and the State Library to Building 80 at 445 Swanston Street. Seventeen minutes at a normal pace, longer in February heat. It is fine. It is also roughly double the walk you would have from a Swanston Street or Franklin Street address such as Scape Franklin.

University of Melbourne, Parkville is where the location stops being convenient. The main gate at Grattan and Swanston is about 2.3km away, close to a 30-minute walk. The practical route is the route 58 tram, which runs up William Street past Flagstaff Gardens and continues through North Melbourne and Parkville with a Melbourne University stop. That is a reasonable 15-minute run, but it is a tram you have to catch every day rather than a walk you can do half asleep. If UniMelb is your campus, compare this honestly against a Carlton address like Yugo University Square or the other options in our guide to student housing near the University of Melbourne.

A word on the Free Tram Zone, because it is routinely oversold in student housing listings. The zone covers the CBD grid bounded by Spring, Flinders and La Trobe Streets, plus sections of the William, Elizabeth and Victoria Street tram routes and the Docklands area. Batman Street sits a few hundred metres north of that La Trobe Street edge, so do not assume every tram from your front door is free, and check the boundary signage at the stop. More importantly, the zone stops well short of Parkville and Carlton. A tram to the University of Melbourne is a paid Myki trip in both directions no matter where in the CBD you board it, and Flagstaff Station is a train station, so train fares apply there too. The Free Tram Zone is useful for getting across the city to RMIT, VU or the Bourke Street shops. It does not subsidise a Parkville commute.

For groceries, Queen Victoria Market is about 700 metres east on Elizabeth Street, which is the genuine advantage of this corner of town: fresh produce at market prices rather than supermarket prices, six days a week. Southern Cross Station is a similar distance south-west for regional and interstate services and the SkyBus airport coach.

What the rent includes, and what it does not

Included, per Iglu's own room and FAQ pages:

  • All utilities: water, electricity and gas, with no separate account in your name
  • Unlimited high-speed Wi-Fi
  • A fully furnished room: bed with under-bed storage, desk, chair, lamp, pin board, shelving, built-in wardrobe, full-length mirror, blockout and privacy blinds
  • A wall-mounted HD television with Apple TV in every room type, which is not standard in this market
  • Air conditioning and heating
  • A kitchenette in the studios with microwave, two-burner cooktop, fridge, kettle and toaster
  • Weekday breakfast and coffee
  • Access to all communal facilities, the resident events programme, 24/7 onsite support and the Sonder wellbeing app

Not included:

  • Laundry. Iglu states that paid laundry facilities operate around the clock at all its properties. Budget for it; at typical PBSA rates a weekly wash and dry runs a few dollars, which is $150 to $250 across a year.
  • Parking. Iglu offers resident parking at two properties in its portfolio, Iglu Broadway and Iglu South Yarra. Flagstaff Gardens is not one of them. If you own a car, this building does not work, and West Melbourne street parking is not a solution. Bicycle storage is provided, and for this location a bike is the sensible answer.
  • Contents insurance. Your possessions are yours to insure.
  • Food beyond breakfast. The studios have a two-burner cooktop and a microwave, not an oven.

Facilities worth paying attention to

Skip the amenity list and look at three things.

The two-burner cooktop and the absent oven. Every studio here has a kitchenette rather than a kitchen. Two burners, a microwave and a fridge will cook rice, pasta, stir-fries and eggs indefinitely. They will not roast anything. Over a 52-week lease that shapes your food budget more than any facility in the building, because it quietly pushes you towards takeaway on the nights you would otherwise have baked something. The two-share apartments have a genuine shared kitchen and dining table, which is a real functional difference and another argument for the share configuration.

Weekday breakfast. Free breakfast and coffee on weekdays is a marketing feature that happens to be worth actual money. If you take it four days a week, and you would otherwise spend $6 on coffee and something to eat, that is roughly $24 a week, or about $1,100 across a 46-week teaching-and-exam period. It only counts if you are the sort of person who will get up for it.

Flagstaff Gardens itself. A large park directly across the street is a facility, even though no operator counts it as one. It is where you run, where you sit when you cannot face the study room, and it is the reason this block is quieter at 11pm than anywhere on Swanston Street. If you have lived in noisy share housing before, this matters more than a cinema room.

The building also provides a gym, study spaces both private and communal, games and lounge areas, bicycle storage and terraces with barbecues.

Security

Entry is controlled by electronic key fob, with CCTV coverage and a 24/7 onsite team. Guests are permitted but Iglu requires visitors to be registered at reception, which is the policy that actually matters: fob-only entry means nobody gets past the front door on someone else's tailgate without being noticed, and a registered-guest rule gives staff a record if something goes wrong.

Iglu also includes free access to Sonder, a wellbeing and safety app, for residents. The minimum age is generally 18, with limited exceptions for under-18 students. If security is your first filter rather than your third, that combination is stronger than the door codes still used in some older buildings.

The money, over a full year

Rent is quoted weekly and paid fortnightly. Multiply properly before you commit.

On a 12-month contract at published rates, 52 weeks costs approximately:

  • Single bedroom, two-share: $535 × 52 = $27,820
  • Premium single bedroom, two-share: $615 × 52 = $31,980
  • Single studio: $635 × 52 = $33,020
  • Standard studio: $655 × 52 = $34,060
  • Premium studio: $675 × 52 = $35,100

On a 6-month contract, 26 weeks costs approximately $15,210 for the two-share bedroom and $18,330 for a standard studio. Note what that does on an annualised basis: the shorter contract costs about 9 per cent more per week for the same room.

Add the upfront cash: one week's rent as a holding deposit, credited against your first rent payment, plus four weeks' rent as bond lodged with the Victorian bond authority. On the $535 room that is $535 up front and $2,140 in bond, so roughly $2,675 before you have slept a night. Iglu states that no guarantor is required, which removes a common obstacle for international students.

Against Melbourne's broader market, $535 for a private bedroom with bills included is competitive rather than cheap, and the studios at $635 to $725 sit in the upper-middle of the CBD PBSA range. Who this suits

  • Students at William Angliss Institute, Victoria University's city campuses, or the private colleges clustered in the western CBD, all of which are a genuine walk away
  • RMIT City students who will happily trade 17 minutes on foot for a quieter block and a park
  • Anyone who values published room dimensions and wants to compare 20m² against 18m² instead of comparing photographs
  • Pairs of friends who can book the 56.3m² two-share together, which is the best value in the building by floor area
  • Students who commute by train, given Flagstaff and Southern Cross are both within a ten-minute walk
  • Light sleepers and people who have been burned by noise in a CBD tower on a nightlife strip

Who this does not suit

  • University of Melbourne students who want to walk to campus. Two-plus kilometres each way is a daily tram, not a stroll, and Carlton or Parkville addresses exist for a reason
  • Anyone with a car. There is no resident parking here at all
  • Students who cook seriously. Two burners and no oven in the studios is a real constraint over a year
  • Anyone who wants the shortest possible contract. The 6-month rate carries a consistent $50 per week premium, and the cheapest headline rate requires a 12-month commitment
  • Students who want to be inside the nightlife and campus buzz of the Swanston Street corridor. This is deliberately the quiet end of the grid
  • Budget-first renters, who will find cheaper per-week options further from the CBD

Bottom line

Iglu Flagstaff Gardens is a well-specified building in a location that is honest about what it is. The park-side address at the western edge of the grid is quieter than the Swanston Street corridor, closer to Flagstaff and Southern Cross stations than almost any student building in the city, and a genuine walk to William Angliss and Victoria University. The published room dimensions are a real advantage: you can make a properly informed comparison here in a way you cannot at most competitors.

The trade-off is distance from the two campuses most people are actually asking about. RMIT City at 1.4km is workable and many residents will happily walk it. The University of Melbourne at 2.3km is not, and if Parkville is your campus you should treat this as a tram-commute building and price a Carlton or Parkville alternative before deciding. Adding a daily Myki fare on top of $655 a week changes the comparison.

The value pick is the 56.3m² two-share at $615, if you can book it with someone you already know and if it is still available. The trap is assuming the $535 headline applies to your six-month semester contract: it does not, and the gap is $1,300. Confirm the room type, the floor area, the lease length and the rate in writing before you pay anything.

If you take it four days a week, and you would otherwise spend $6 on coffee and something to eat, that is roughly $24 a week, or about $1,100 across a 46-week teaching-and-exam period. It only counts if you are the sort of person who will get up for it.

Flagstaff Gardens itself. A large park directly across the street is a facility, even though no operator counts it as one. It is where you run, where you sit when you cannot face the study room, and it is the reason this block is quieter at 11pm than anywhere on Swanston Street. If you have lived in noisy share housing before, this matters more than a cinema room.

The building also provides a gym, study spaces both private and communal, games and lounge areas, bicycle storage and terraces with barbecues.

Security

Entry is controlled by electronic key fob, with CCTV coverage and a 24/7 onsite team. Guests are permitted but Iglu requires visitors to be registered at reception, which is the policy that actually matters: fob-only entry means nobody gets past the front door on someone else's tailgate without being noticed, and a registered-guest rule gives staff a record if something goes wrong.

Iglu also includes free access to Sonder, a wellbeing and safety app, for residents. The minimum age is generally 18, with limited exceptions for under-18 students. If security is your first filter rather than your third, that combination is stronger than the door codes still used in some older buildings.

The money, over a full year

Rent is quoted weekly and paid fortnightly. Multiply properly before you commit.

On a 12-month contract at published rates, 52 weeks costs approximately:

  • Single bedroom, two-share: $535 × 52 = $27,820
  • Premium single bedroom, two-share: $615 × 52 = $31,980
  • Single studio: $635 × 52 = $33,020
  • Standard studio: $655 × 52 = $34,060
  • Premium studio: $675 × 52 = $35,100

On a 6-month contract, 26 weeks costs approximately $15,210 for the two-share bedroom and $18,330 for a standard studio. Note what that does on an annualised basis: the shorter contract costs about 9 per cent more per week for the same room.

Add the upfront cash: one week's rent as a holding deposit, credited against your first rent payment, plus four weeks' rent as bond lodged with the Victorian bond authority. On the $535 room that is $535 up front and $2,140 in bond, so roughly $2,675 before you have slept a night. Iglu states that no guarantor is required, which removes a common obstacle for international students.

Against Melbourne's broader market, $535 for a private bedroom with bills included is competitive rather than cheap, and the studios at $635 to $725 sit in the upper-middle of the CBD PBSA range.   • Students at William Angliss Institute, Victoria University's city campuses, or the private colleges clustered in the western CBD, all of which are a genuine walk away
  • RMIT City students who will happily trade 17 minutes on foot for a quieter block and a park
  • Anyone who values published room dimensions and wants to compare 20m² against 18m² instead of comparing photographs
  • Pairs of friends who can book the 56.3m² two-share together, which is the best value in the building by floor area
  • Students who commute by train, given Flagstaff and Southern Cross are both within a ten-minute walk
  • Light sleepers and people who have been burned by noise in a CBD tower on a nightlife strip

Who this does not suit

  • University of Melbourne students who want to walk to campus. Two-plus kilometres each way is a daily tram, not a stroll, and Carlton or Parkville addresses exist for a reason
  • Anyone with a car. There is no resident parking here at all
  • Students who cook seriously. Two burners and no oven in the studios is a real constraint over a year
  • Anyone who wants the shortest possible contract. The 6-month rate carries a consistent $50 per week premium, and the cheapest headline rate requires a 12-month commitment
  • Students who want to be inside the nightlife and campus buzz of the Swanston Street corridor. This is deliberately the quiet end of the grid
  • Budget-first renters, who will find cheaper per-week options further from the CBD

The Free Tram Zone covers the CBD grid bounded by Spring, Flinders and La Trobe Streets, plus sections of the William, Elizabeth and Victoria Street routes and Docklands. Batman Street is a short distance north of that La Trobe Street edge, so check the boundary signage at your nearest stop rather than assuming. Either way, the zone does not extend to Parkville or Carlton, so a tram to the University of Melbourne is always a paid Myki trip, and Flagstaff Station is a train station where normal fares apply.

Bottom line

Iglu Flagstaff Gardens is a well-specified building in a location that is honest about what it is. The park-side address at the western edge of the grid is quieter than the Swanston Street corridor, closer to Flagstaff and Southern Cross stations than almost any student building in the city, and a genuine walk to William Angliss and Victoria University. The published room dimensions are a real advantage: you can make a properly informed comparison here in a way you cannot at most competitors.

The trade-off is distance from the two campuses most people are actually asking about. RMIT City at 1.4km is workable and many residents will happily walk it. The University of Melbourne at 2.3km is not, and if Parkville is your campus you should treat this as a tram-commute building and price a Carlton or Parkville alternative before deciding. Adding a daily Myki fare on top of $655 a week changes the comparison.

The value pick is the 56.3m² two-share at $615, if you can book it with someone you already know and if it is still available. The trap is assuming the $535 headline applies to your six-month semester contract: it does not, and the gap is $1,300.
