Scape advertises its Adelaide University building from about A$299 a week. That figure does not buy you a room. It buys you half of one.
The A$299 tier at 230 North Terrace, Adelaide SA 5000 is the Ultra Twin with a single bed: a roughly 25 m² apartment shared by two people who also share the bedroom. The cheapest configuration that gives you a door you can close on your own is the 8-bed shared apartment at an indicative A$339. A private bathroom starts at A$509. A self-contained studio is A$619. That is a spread of A$320 a week between the headline number and the top of the ladder, in a city where StudyAdelaide puts a private room in a share house at A$150 to A$300 a week.
Which sets up the real question about this building. Adelaide is the cheapest mainland capital in Australia for students — StudyAdelaide puts local rent 28% below Sydney, 8% below Melbourne, 14% below Brisbane and 19% below Perth. Scape is a premium global operator that prices accordingly. Does a premium brand make sense in a city whose main selling point is that it is not expensive?
The honest answer is that it depends entirely on which rung of the ladder you land on, and on one number that has nothing to do with money: 220 metres.

Where 230 North Terrace actually puts you
North Terrace is the spine of academic Adelaide. The University of Adelaide's city campus, the UniSA City East precinct, the State Library, the South Australian Museum and the Art Gallery all sit along the same boulevard. Scape's building is on it, at the campus end, which is why the walk to a University of Adelaide lecture theatre is quoted at 220 metres and three minutes.
Aggregator listings and Scape's own page agree on the walking times, and they are believable. UniSA City East is four to five minutes on foot, Torrens ten, TAFE SA's city campus fifteen. Flinders University's city campus is around ten minutes' walk; the main Bedford Park campus is a train ride of about 22 minutes, the one distance here that turns into a genuine daily commute.
That matters more in 2026 than it did two years ago, because the University of Adelaide and UniSA have merged into Adelaide University, which opened in January 2026. The merged institution operates across the old North Terrace and City East footprints along with City West further down the grid. Scape's marketing still uses the older campus names in places. Before you commit, find out which physical building your faculty teaches in, not which university name appears on your offer letter. A three-minute walk to North Terrace is worth nothing if your classes are at City West.
Day to day: Rundle Mall for shops, the Adelaide Central Market a walk across the grid for groceries that cost meaningfully less than a supermarket shop, and the free city tram along North Terrace. Bus and tram stops are two minutes from the door, the train station about ten. You do not need a car in this postcode, which is fortunate, because Scape does not advertise resident parking here.
The rate ladder, decoded
Scape does not publish a clean price list on its own property page — several room types were showing as sold out when we checked, which suppresses the displayed rate. Aggregator listings fill the gap. Read them as indicative starting rates for the cheapest available configuration and contract length, not as the price of the room you will actually be offered
Three things stand out.
First, the two cheapest tiers are twin rooms. You are sharing a bedroom with a stranger allocated to you. This is a normal PBSA product and plenty of students are happy in one, but it is not what most people picture when they read "from A$299 a week". Second, the jump from a private room with a shared bathroom (A$339) to a private room with an ensuite (A$509) is A$170 a week. That is a 50% increase for a bathroom. Across a 44-week academic year it is A$7,480. The same step in a London or Melbourne building typically costs proportionally less, because the base is higher. Third, the studio at A$619 costs more than double the headline rate. Scape's Adelaide hub page and its Adelaide University landing page quoted different starting figures on the same day we checked — A$299 in one place, A$319 in another. Take every published rate as a moving target and get a written quote tied to a named room type and a named contract length.
Contract lengths reported by aggregators for this building range widely, from around 21 weeks up to 52. A 52-week contract at A$619 is A$32,188. A 44-week contract at A$339 is A$14,916. Same building.
What the rent includes, and what it does not
Included: electricity, water, gas and heating, plus broadband internet. Scape's own page describes the internet as unlimited; one aggregator lists a 100 GB monthly wireless allowance, which is a meaningful difference if you stream or game. Ask for the actual policy in writing.
Also included: furniture, a study desk, wardrobe and storage, air conditioning, access to all shared facilities, and apartment cleaning for shared flats of four bedrooms or more. On-site washers and dryers are provided; Scape does not publish a per-load cost, so confirm whether laundry is free or metered.
Not included, or not confirmed: parking, contents insurance beyond whatever is bundled into specific room types, and any gym membership outside the building (you should not need one — see below). There is no listed application fee on Scape's own booking flow, but the money you must have ready before you move in is a one-week holding deposit plus a security bond equal to four weeks' rent. On a A$339 room that is roughly A$1,700 before your first rent payment clears. Budget for it.
Payment is by fortnightly direct debit or a single upfront payment. Scape publishes "No Visa No Pay" and "No Place No Pay" style protections and a 48-hour cooling-off period on some listings; these are conditional policies, not blanket guarantees, and the conditions are where the detail lives. If your visa timing is uncertain, read those conditions before you pay anything.
Three facilities that actually change your week
Scape lists the usual set: 24/7 gym, cinema room, gaming zone with pool tables, study spaces, communal kitchens and dining, social lounge, rooftop and outdoor terrace areas, bicycle storage. Rather than repeat the list, here are the three that change your cost base or your study habits.
The 24/7 gym. A city-centre gym membership in Adelaide runs somewhere in the A$15 to A$25 a week range. Bundled into the rent, that is A$660 to A$1,100 a year you do not spend, and it closes part of the gap to a cheaper building that makes you pay separately. This is a real point of difference against operators that charge for gym access — including, notably, some competing Adelaide buildings.
Study spaces inside the building. The campus library is a three-minute walk, which sounds like it makes in-house study rooms redundant. It does not. Library seats vanish in the fortnight before exams, and a room you can reach in the lift at 11pm is worth more than one you have to queue for. This is the amenity most likely to justify the price gap over a share house in a suburb.
Apartment cleaning for 4+ bedroom flats. Shared kitchens are where flatshares fail. A scheduled clean removes the single most common source of housemate conflict, which is worth something no brochure quantifies. It does not remove the need to agree on the rest.
Security
Scape runs 24/7 on-site staff at this building, CCTV surveillance, secure door entry, and the Sonder safety app, which gives residents a direct line to support services around the clock. Check-in is available 24 hours, with an express process taking around ten minutes if you complete your paperwork before arrival, which matters if you are landing on a late international flight.
House rules, per aggregator listings: no smoking, no pets except approved assistance animals with prior written notice, guests must register at reception, and overnight guests are permitted only for residents over 18 with restrictions on twin rooms. Residents under 18 are required to agree to a curfew of around 9:30 to 10:00pm. If you are booking a twin room, assume you cannot host anyone overnight and check that assumption in writing..
The comparison that matters most locally is with UniLodge on Waymouth at 304 Waymouth Street, which starts around A$410 a week. Read carefully: that building has no shared-bedroom or shared-flat tier, so its A$410 entry point is a self-contained studio. Against Scape's studio at A$619, UniLodge is A$209 a week cheaper, or A$9,196 over an academic year. Against Scape's A$339 private room in a shared flat, Scape is A$71 a week cheaper, but you are buying a different product. The two buildings also sit on opposite sides of the CBD grid, Waymouth Street near City West and North Terrace on the old University of Adelaide campus. Note too that Scape runs its own separate building at 231 Waymouth Street, not to be confused with UniLodge's at 304.
Against the private market, the arithmetic is blunt. A A$250-a-week room in a share house plus, say, A$40 a week in utilities and internet comes to about A$12,760 over 44 weeks — roughly the cost of Scape's twin room, and around half the cost of its studio. What the private market does not give you is a furnished room, a bond structure designed for someone with no rental history, a 24-hour arrival, or a lease you can sign from overseas. For a first-year international student those things have real value; for a returning student who already knows the city, they mostly do not. One caveat: a 44-week figure assumes you can get a 44-week contract. Aggregators report lengths here from about 21 to 52 weeks, and a 52-week term adds eight weeks of rent you may not need — A$4,952 on the studio. Ask for the shortest contract that covers your teaching periods, and understand the exit terms before you sign, because breaking a student accommodation contract early in Australia is rarely cheap.
Who this suits, and who it does not
Good fit if:
- You are studying at the North Terrace or City East precinct and a three-minute walk to class is worth paying for.
- You are arriving in Adelaide for the first time from overseas and want a furnished room, bills bundled, 24-hour check-in and staff on site.
- You want the A$339 private room in a shared flat, which is the tier where this building competes hardest on value.
- You would otherwise pay separately for a gym, and you will use the one downstairs.
Poor fit if:
- Your classes are at City West. Scape Waymouth at 231 Waymouth Street or Scape Adelaide Central at 12 Bank Street are both closer to that end of the grid, at lower advertised starting rates.
- You want a studio. A$619 a week in Australia's cheapest mainland capital is difficult to defend when a studio a few streets away starts around A$410.

- You need a car. No resident parking is advertised, and CBD parking in Adelaide is expensive enough to swamp any saving on rent.
