Toxteth is a residential district in the L8 postcode, immediately south east of Liverpool city centre, reached along Upper Parliament Street. It is one of the city's most culturally mixed neighbourhoods, and for students it usually means bigger rooms for less rent than the city centre, at the cost of a bus ride to campus.

Is Toxteth a good place for students to live?
For a lot of students, yes, particularly second and third years moving out of halls. The Sunday Times Best Places to Live guide picked out Toxteth as its choice for affordable living in Liverpool, praising the area's community and cultural life.

What you get
- Larger properties. Toxteth contains some of the finest Georgian terraces in the country, and the shared houses in them tend to have generous rooms
- Rents below city centre rates, though the Georgian Quarter itself commands a premium over the rest of L8
- Two proper parks. Princes Park is Grade II listed with a fishing lake, and Sefton Park is a short distance further south
- A genuine local food and café scene rather than chains
What you give up
- The walk to campus. You will use the bus along Upper Parliament Street or Hartington Road most days
- Purpose-built student halls. There are very few in L8, so most students here are in shared houses
- Late-night convenience. Getting home from a night out means a taxi or a night bus rather than a ten minute walk

Toxteth vs the Georgian Quarter: they are not quite the same
This confuses a lot of people, including some letting agents. Both sit in L8. The Georgian Quarter is the northern slice closest to the universities, full of listed terraces, the Everyman Theatre, and the Philharmonic Hall. Toxteth proper runs further south and west.
The practical difference is rent and distance. Liverpool Student Homes has put average Georgian Quarter rents at around £136 per person per week, against roughly £111 in Kensington, which sits at a similar distance from campus. Wider Toxteth generally comes in below the Georgian Quarter figure. Those averages move each year, so use them as a rough benchmark rather than a quote.
If someone advertises a "Georgian Quarter" house on a map pin that turns out to be a mile further south, that is a pricing signal worth pushing back on.
Is Toxteth safe?
Toxteth carries a reputation from the 1981 unrest that has outlived the reality by several decades, and students moving from outside Liverpool often arrive with an image that does not match the street they end up living on.
The sensible answer is the same one that applies to any inner-city area in the UK: it varies street by street, and the ordinary precautions apply. Property crime and bike theft are the things students actually encounter, not anything more dramatic. What helps:
- Visit the exact street at two different times of day before you sign, ideally once after dark
- Check the property has proper locks on the front door and window locks on the ground floor
- Register your bike and store it inside rather than in a yard
- Ask current tenants directly. If the agent will not put you in touch, that tells you something
Do not rely on a single crime map statistic for a whole postcode. L8 covers a lot of very different streets.
Getting to campus from Toxteth
Most students commute by bus along Upper Parliament Street or Hartington Road. Services are frequent and cheap, and Merseytravel offers discounted student passes.
Rough guide:
- University of Liverpool and Liverpool John Moores Mount Pleasant: roughly 10 to 15 minutes by bus from the Georgian Quarter end, longer from deeper in L8
- Cycling is realistic and often faster than the bus in traffic, though the run up towards the universities is uphill
- Walking from the northern edge of L8 is about 15 to 20 minutes. From the southern end it is a proper hike

What is actually good about living here
A few things that do not show up on a rent comparison site.
Granby Four Streets. In 2016 the collective Assemble won the Turner Prize for a regeneration scheme built around derelict houses in Granby. There is now a community market held on the first Saturday of each month. It is one of the more genuinely interesting things happening in any UK student neighbourhood.
Princes Park. Grade II listed, with a lake, and used properly by the people who live around it rather than being a photo backdrop.
Food. L8 has been shaped by Somali, Yemeni, Caribbean and Chinese communities among others, and the independent food scene reflects that. You will eat better here for less money than you will in the city centre.
Space. Georgian houses have high ceilings and big rooms. After a year in a purpose-built en-suite the size of a large wardrobe, that lands differently.
Where else should you consider?
Toxteth is one option among several. Quick comparison:
- Smithdown Road and Wavertree (L15/L17): the classic Liverpool student streets, more students per square mile, more house shares, similar bus commute
- Kensington (L6/L7): cheapest of the walkable areas, closest to campus of the budget options
- City centre (L1/L2/L3): shortest commute, highest rent, mostly purpose-built halls, limited parking
- Aigburth and Sefton Park (L17): quieter and greener, longer commute, popular with final years and postgrads
