There is a version of the student accommodation conversation that only happens honestly when the price is low enough to force it. UniLodge Herston is that conversation.
At around A$209 a week as an indicative starting rate, Herston is at the bottom of UniLodge's Brisbane range and one of the cheapest purpose-built student options in the inner city. It is also a heritage building where the rooms have no private bathroom and no in-room kitchen, and where there is no on-site parking at all.
Those two facts are the same fact. The price is what it is because of the configuration. Whether that is a bargain or a false economy depends entirely on how you live, and this guide is written to help you answer that honestly rather than to sell you the postcode.

The location is the actual product
Herston is 2 km north of the Brisbane CBD, and it is a medical and academic precinct rather than a nightlife suburb. That shapes who this building is for.
UQ Herston campus is a four-minute walk. Not a four-minute bus, a four-minute walk. For students in medicine, nursing, public health, biomedical science or dentistry attached to the Herston Health Precinct, that is close to unbeatable — you are next door to your faculty and to the Royal Brisbane and Women's Hospital complex. Early rotations, night shifts and long clinical days are materially easier when the commute is measured in minutes on foot.
QUT Kelvin Grove is under a kilometre away and comfortably walkable. That is the second core audience: QUT's creative industries, health and education students based at Kelvin Grove rather than Gardens Point.
UQ St Lucia is about twenty-five minutes by direct bus. Workable, but this is not the building to pick if St Lucia is your only campus — UniLodge Toowong does that job in eleven minutes.
The CBD is 3.5 km, and Fortitude Valley — Brisbane's main live music and nightlife district — is a 1.5 km walk. That last number is worth noting in both directions. It means a night out does not require a rideshare home. It also means the building itself is not in the middle of the noise, which most residents will consider a feature.
The configuration: read this part twice
This is where Herston diverges sharply from a modern PBSA tower, and where the low rate comes from.
Rooms have no private bathroom. Bathrooms are shared facilities. If you have never lived with shared bathrooms, be realistic about it rather than optimistic — it is the single most common source of regret in budget student housing, and it is not something you can fix mid-lease.
Rooms have no kitchen. Kitchen and dining facilities are on the ground floor and shared by residents. That has a knock-on effect people underestimate: cooking becomes a scheduled trip rather than something you do absently at 11pm. Some students find this builds a social routine. Others find themselves spending more on takeaway than they saved on rent, which quietly erases the price advantage. Our cost of living guide for students in Brisbane has the food-budget numbers to run that comparison properly.
You supply your own kitchenware, or buy it from the property. Budget for it in your arrival costs.
Room configurations run from single to triple. Singles, single lofts, twin rooms, twin lofts, twin bunk rooms and triple loft rooms. The advertised rate is per person per week, so a triple loft is the cheapest per-head option and a single loft the most expensive. The A$209 figure will correspond to a shared configuration, not a single.
The loft rooms are a genuine quirk of the heritage building rather than marketing language — the Lady Lamington Building has the ceiling height for them, which is unusual in student accommodation and gives some rooms more volume than a standard modern box, even where the floor area is modest.
What the rent includes
- Fully furnished room
- Unlimited high-speed NBN broadband Wi-Fi, for up to 10 devices
- Electricity
- Water
- Access to all shared facilities, gym and cinema included
- Residential Life Program participation
The ten-device Wi-Fi cap is a specific detail worth registering if you run a laptop, phone, tablet, console and smart devices — it is generous for most people but it is a cap.
Laundry is card-operated and charged per use, not included. That is a small recurring cost most students forget to budget: a weekly wash and dry across a 44-week year adds up to real money.
Facilities
For a heritage building at this price point, the amenity list is stronger than you would expect:
- 24-hour gym
- Cinema with projector and seating
- Games room with pool, table tennis and foosball
- Five heritage-style study rooms
- Communal kitchens with dining areas
- Laundry facilities on Level 1
- 237 bike storage spaces
- On-site staff
The 237 bike spaces are the most important item on that list, and not because of sustainability. There is no on-site parking here. A bike is the practical answer for getting to Kelvin Grove, the Valley or the CBD, and the building has been built out to support that at scale. If you are choosing Herston, plan on cycling.
The five study rooms matter too. When your bedroom has no desk-adjacent kitchen and you are sharing bathrooms, having dedicated study space in the building is what makes the arrangement liveable during exam periods.
Security
Access runs on a coded key card for your unit, your bedroom, the common room and the laundries, with 24/7 CCTV coverage across the property and on-site staff.
The layered card access — building, unit, bedroom — is the right model for a shared-facility building, and it is worth confirming on a tour that your bedroom lock is independent of your unit's.
Parking: there is none, and it is a hard no
This deserves its own section because it catches people out.
There is no on-site parking, residents are not eligible for parking permits, and street parking around the building is limited to two hours between 7am and 6pm on weekdays. Off-site options exist — the Royal Brisbane car park runs around A$199 a month, and there is the Bramston Terrace carpark and private services — but at roughly A$46 a week, paid parking would add more than twenty percent to a A$209 rent.
If you own a car and intend to keep it, Herston is probably the wrong building. UniLodge Park Central has 380-plus spaces at A$40 a week and is the better fit for a car owner.
The money, run properly
Herston's case is strongest when you compare total cost, not headline rent.
At around A$209 a week with electricity, water and unlimited Wi-Fi included, you are looking at roughly A$9,200 across a 44-week academic year for the cheapest configurations. A private share house in inner Brisbane at A$250 a week plus a utilities share, plus internet, plus furnishing costs, plus a four-week bond, lands materially higher and requires you to find flatmates, sign a residential tenancy agreement and manage the household yourself.
Against other PBSA, the gap is wider still. Herston's starting rate sits well below the A$329 indicative entry at Park Central and the A$369 at South Bank — but those buildings give you private bathrooms and in-apartment kitchens for the difference.
The honest framing: you are paying roughly A$120–160 a week for a private bathroom and your own kitchen. That is the trade, stated plainly. For some students that is obviously worth it. For a student on a tight budget who is out of the building twelve hours a day on clinical placement, it is obviously not.
Two additional financial points from the property's own terms:
- Booking deposit of two weeks' rent, applied to your first rent payment
- Bond of four weeks' rent before move-in, plus one month's rent in advance
- No application fee
- Departure clean fee applies, to restore the room to its original condition
- Cancellation fee of four weeks' rent for cancellations made less than one month before
That last one is the sharpest edge. Four weeks' rent to cancel inside the final month is a significant sum on a plan that has not started yet. If there is any chance your visa, offer or intake date moves, understand the deadline before you commit — how to break a student accommodation contract early in Australia covers what your options look like once you are in.
House rules to know before you apply
Two conditions are stricter here than at some comparable buildings:
- You must hold a valid student ID for the entire duration of your stay. This is student-only accommodation in a genuine sense, not a mixed building. If you finish your course mid-lease, that is a conversation to have with management in advance.
- No overnight guest stays are permitted. Read that carefully if you are planning on family visiting from overseas, or a partner staying. It is a meaningful lifestyle restriction and it is not negotiable at the front desk.
Who this building suits
Strong fit if:
- You study or train at UQ Herston or the Royal Brisbane and Women's Hospital precinct — the four-minute walk is the entire argument
- You are at QUT Kelvin Grove and want to walk to campus
- Budget is your binding constraint and you are willing to trade privacy for price
- You do not own a car and are happy to cycle
- You want a social, shared-facility environment rather than a self-contained studio
Weaker fit if:
- You need a private bathroom. This is not a preference you can work around here.
- You cook seriously and want a kitchen you can use at any hour
- You own a car
- You expect overnight guests
- You are primarily at UQ St Lucia, where Toowong or a St Lucia-side building serves you better

Bottom line
UniLodge Herston is the right answer to a specific question: how do I live within walking distance of the Herston health precinct or QUT Kelvin Grove, on the smallest budget purpose-built accommodation in Brisbane allows?
If that is your question, the four-minute walk and the A$209 starting rate are hard to beat, and the gym, cinema and study rooms are more than the price suggests.
If your question is anything else — a private bathroom, a kitchen you control, a car, guests — the answer is a different building, and paying more for it is the rational choice rather than a luxury.
Be honest about which question you are asking. That is the whole decision.
