UWL students have three main accommodation routes: university-arranged halls at The Paragon or the Chapter properties, private purpose-built student accommodation nearby, or a shared flat in Ealing, Acton or Hounslow. University-arranged options generally cost less than equivalent private studios and include a free shuttle bus to campus, which is why most first-years start there.
The important change for 2026/27 is The Paragon. It reopens in September 2026 after a full refurbishment, sits next to the Brentford campus, and runs a free shuttle to the Ealing site.
First, which campus are you at?
This determines everything else, and UWL has three sites:

If you are studying at Reading, almost nothing else on this page applies to you. Reading is a separate housing market with its own price levels and no TfL zones. UWL signposts Reading accommodation separately, and you should start there rather than looking at West London options.

University-arranged accommodation
UWL does not run a large traditional halls estate. It partners with providers and offers reduced rents to students who book through the university rather than direct. That discount is the main reason to start here.
The Paragon, Brentford
Reopening September 2026 after a full refurbishment, so the rooms are new. Sits next to the Brentford campus and roughly 10 minutes from the Ealing site by free shuttle bus.
What is included: all utility bills, unlimited Wi-Fi, free contents insurance, no deposit and no agency fees. Shared spaces include a co-working lounge, media and meeting rooms, a games room, and a staffed reception with secure parcel lockers.
Listings put entry-level rooms from around £265 per week, though UWL notes prices for 2026/27 are subject to change. Book through UWL rather than direct to get the reduced rate.
Chapter Ealing
A short walk from North Acton on the Central line, or Acton Main Line on the Elizabeth line. Both get you to Ealing Broadway quickly for the St Mary's Road site, and there is a shuttle to Paragon House. The Elizabeth line connection opens up the rest of London, which matters if you plan to work or intern in central London or Canary Wharf.
UWL describes the standard rooms as suited to first years. Ensuite shared apartments include a private shower room and a shared living area.
Chapter White City
Located in East Acton, with access to Ealing Broadway and the UWL shuttle bus to both the Ealing and Brentford sites. Close to Central line stations, with central London around 20 minutes away. This option is missing from most third-party guides, which is a reason to consider it: less competition for rooms.
Don't overlook the free shuttle bus
The UWL shuttle runs between the Ealing site and Paragon, and is used from the Chapter properties. It is free.
This matters financially, not just for convenience. If the shuttle covers your daily commute, you may not need a monthly Travelcard at all. Compare that with the numbers in the transport section below and the saving is several hundred pounds over an academic year. Most guides to UWL accommodation, including the previous version of this one, discuss commute times without mentioning that the university runs a free bus.
Check the current timetable and stops with UWL before you choose a building, because the shuttle's usefulness depends entirely on whether it serves your address at the times your timetable needs.

Three things to hold in mind when comparing these:
Compare annual totals, not weekly rates. PBSA contracts typically run 44 to 51 weeks. A £250 room on a 51-week contract is £12,750 and you pay through the summer whether you are there or not. A shared flat on a 12-month tenancy is a different commitment again.
All-inclusive versus not. PBSA rent covers bills. A private flat does not, so add roughly £120 to £160 a month for utilities and broadband. Full-time students are exempt from council tax, but you must apply for the exemption with proof of enrolment; it is not automatic.
The UWL discount is real. If a university-arranged room and a private room look similar on price, the university route usually wins once you account for no deposit, no agency fee and included contents insurance.
Transport: what it actually costs, and the discount that is widely misreported
The 18+ Student Oyster photocard gives 30% off Travelcards and Bus & Tram Pass season tickets. It does not discount pay-as-you-go fares. You can use the card to pay as you go, but at the full adult rate. There is also a £20 non-refundable admin fee to apply.
You will see "30% off London travel" repeated across student housing sites, including in the previous version of this page. It is not accurate, and acting on it costs money.
Student Travelcard rates for 2026, from TfL:

Off-peak daily pay-as-you-go caps sit at £10.50 for Zones 1 to 3 and £12.80 for Zones 1 to 4, and those caps are the same whether or not you hold the student photocard.
How to decide: a Zones 1 to 3 monthly Travelcard at £141 pays for itself at roughly 14 return journeys a month. If you live within walking distance of St Mary's Road, or the free shuttle covers your commute, you may make far fewer trips than that and pay-as-you-go with the daily cap will be cheaper. Use TfL's Single Fare Finder before you buy anything.
Rough journey times from the Ealing site: central London around 30 minutes, the West End 35 to 40 minutes. From Brentford: central London 20 to 30 minutes, Heathrow 15 to 20 minutes.

A realistic total for a student in university-arranged accommodation who uses the shuttle: roughly £1,300 to £1,700 a month. Note the transport line starts at zero, because it genuinely can. The previous version of this page put a flat £103 on transport, which understates a Zones 1 to 4 commute by around £70 a month and overstates it for anyone who walks or takes the shuttle.

Near the Ealing campus
- Ealing Broadway. Walkable to St Mary's Road, good shops and transport, priced accordingly
- South Ealing. Quieter and residential, Piccadilly line
- West Ealing. More affordable, Elizabeth line at West Ealing station
- North Acton and East Acton. Where the Chapter buildings are, good Central line and Elizabeth line access
Near the Brentford campus
- Brentford itself. Closest to Paragon House
- Isleworth. Affordable, well connected
- Hounslow. The cheapest of these, with a large South Asian community and good grocery options
- Kew and Richmond. Pleasant and quiet, and the most expensive here
On safety, be sceptical of any guide, this one included, that labels neighbourhoods "safe" or "unsafe" without data. West London generally compares well within London, but conditions vary street by street rather than borough by borough. If safety is a deciding factor, check the Met Police street-level crime data for the specific postcode, visit at night if you can, and ask current residents in the building's own community channels rather than relying on a summary.
What changed in the law on 1 May 2026
This matters if you are considering a private flat found through SpareRoom, OpenRent or a local agent.
The Renters' Rights Act 2025 came into force on 1 May 2026. Fixed-term assured shorthold tenancies are gone. Most private lets in England are now rolling assured periodic tenancies, and tenants can leave on two months' notice. Purpose-built student accommodation keeps fixed-term, academic-year contracts only where the operator belongs to an approved code such as ANUK/Unipol.
The practical read for a UWL student:
- A private flat now gives you an exit route. Two months' notice is a genuine advantage if your plans might change
- A code-accredited PBSA or university room gives you date certainty, and the room is yours until the contract ends
- Ask any PBSA operator whether they are code-accredited. It tells you which contract type you are signing, and it is a better quality question than asking whether the building has CCTV
When to book
Book early if you want a specific building, a studio, an accessible room, or a university-arranged room at the discounted rate. Those are finite and they go first. The Paragon reopening in September 2026 is likely to draw strong early demand precisely because the rooms are new.
You have more room to wait than guides written before 2026 suggest. National PBSA occupancy fell to 85.4% for 2025/26, down 5.4% year on year, against a pre-Covid norm of 95% to 98%, and operators have been using incentives to fill rooms. London is tighter than the regional average, so do not assume the pressure is off entirely here.
Do not wait if your visa application needs a confirmed address, or if you are relying on the UWL discount, which depends on availability through the university.

Can I leave my tenancy early?
Since 1 May 2026, private rolling tenancies allow you to leave on two months' notice. Fixed-term PBSA and university contracts do not, though many allow you to find a replacement tenant. Check the release clause before signing.
What about the Reading campus?
