The Railyard is the value pick in Liverpool, and it does not pretend otherwise. En-suite rooms start at £83 a week, which is genuinely unusual for a building sitting six minutes from the University of Liverpool. The Department of Chemistry is a three hundred metre stroll. If your degree lives in the Knowledge Quarter, your commute here is measured in songs rather than stops.

Who is The Railyard actually for?

BOOK IT IF YOU ARE...

  • •
    • •On a tight budget. En-suites from £83 a week with all bills included is close to the floor of the Liverpool market for this location.
    • •A University of Liverpool student. Six minutes on foot to campus and around three to the Chemistry department. Very hard to beat.
    • •Bringing a car. Covered parking is available on site, which almost no other central Liverpool student building can offer at this price.
    • •Wanting quiet over chaos. The site sits away from the nightlife strip, with a courtyard and green space rather than traffic outside your window.
    • •Nervous about security. There is a security guard, 24 hour cover, controlled access and video surveillance. Residents consistently mention feeling safe here.
    • •Someone who likes a proper summer. The outdoor grilling area and courtyard get genuine use from May onwards, which few Liverpool buildings can claim.

LOOK ELSEWHERE IF YOU...

  • •
    • •Studying at LJMU Byrom Street. That campus is a fourteen minute walk each way. Byrom Point sits directly opposite it instead.
    • •After luxury finishes. The Railyard is priced for value. It is clean, refurbished and well run, but it is not a premium building with a cinema room.
    • •Wanting nightlife on the doorstep. Concert Square and Seel Street are around twenty minutes away. Great for sleeping, less great at two in the morning.
    • •Looking for a studio. This is an en-suite only building. If you want your own kitchen, Byrom Point or Myrtle Court are the better options.
    • •Expecting an on-site gym. There is no gym here. You will need a membership nearby or the university sports centre instead.
    • •Wanting a very small flat. Flats share with up to seven other students. If you prefer a four person cluster, ask before you sign.

What residents actually say

👍 This is one of the best places I have lived. It is comfortable, spacious and the whole package works for what I am paying.👍 The staff are lovely and they genuinely make sure you feel safe at night. Good location and really close to the university.👍 Quiet and clean, and they have been steadily doing the place up. The communal area is nice and the rooms are properly maintained.
👎 It is a bit removed from the city centre, so a night out means a twenty minute walk back or splitting a taxi with flatmates.👎 There is no gym on site, which I only realised after moving in. I ended up paying for a separate membership all year.👎 Flats can house up to eight people, so the kitchen gets crowded at peak times and washing up piles up if nobody takes charge.

The neighborhood, honestly

  • •Safety, realistically. The site itself is one of the better secured in Liverpool with a guard, 24 hour cover and controlled access. The surrounding Edge Hill and Kensington streets are quieter, so most residents avoid walking back alone very late.
  • •Green space is a genuine plus. Crown Street Park is roughly a fifteen minute walk with lawns, paths and space for a run. The site's own courtyard and grilling area cover the closer, lazier version.
  • •Who is around. Predominantly University of Liverpool students, along with hospital staff from the Royal Liverpool and long-term residents of Edge Hill. It feels residential rather than commercial, which suits some people enormously.
  • •What is around. Tesco on Myrtle Parade is the go-to shop for most residents, roughly twelve minutes away. Lodge Lane and Smithdown Road cover cheaper groceries and excellent independent food.
  • •The Georgian Quarter. Hope Street, the two cathedrals and some of Liverpool's best restaurants and bars sit around a twelve minute walk away, which is the neighbourhood's real cultural asset.
  • •Transport reality. Edge Hill station is around a fifteen minute walk, Brownlow Hill bus stops are closer, and the city centre is roughly twenty minutes on foot or eight by bus.

Documents & booking process

What you will need to hand

  • •Passport or photo ID. A clear colour scan, with your BRP or eVisa share code if you are arriving from overseas.
  • •University confirmation. A CAS letter, UCAS offer or enrolment email showing your institution, course and start date.
  • •Guarantor details. Required if you want to pay in instalments rather than in full. A UK-based guarantor is standard.
  • •Proof of address. A recent bank statement or utility bill from your home address, generally dated within three months.
  • •Payment method. Debit or credit card, or bank transfer. There is no deposit required at The Railyard.
  • •Emergency contact. A next of kin name, phone number and email address, which is standard across all student accommodation.

Which room to actually pick

  • •Best value: Ensuite Bronze. From £83 a week. A single bed, under-bed storage, desk and your own shower room. Hard to argue with at that price.
  • •Best all-round: Ensuite Silver. More floor space and a double bed for a modest weekly increase. The tier most residents recommend after a year here.
  • •Careful budget: En-Suite Bronze on a lower floor. The cheapest entry point in the building, with the same private bathroom and the same kitchen.
  • •If you want the double bed: En-Suite Silver, upper floor. Better light, a quieter position away from the courtyard, and worth booking early.
  • •If you have a car: flag it at booking. Covered parking is limited and allocated, so it goes quickly each year.

  • •Shared kitchen with fridge, microwave, oven and electric hob
  • •Contents insurance, laundry facilities, bike storage and a package room

  • •A drying rack, which pays for itself within a month

Day one checklist

  • •Collect your key from reception and get your access set up
  • •Photograph the room and en-suite before unpacking anything
  • •Make the bed first, then deal with the rest at your own pace
  • •Do a first shop at the Tesco on Myrtle Parade

Day two checklist

  • •Meet the flat and sort out kitchen cupboard and fridge shelf allocation
  • •Walk to your actual department building on campus, not just the entrance
  • •Sort a UK bank account and SIM if you have just arrived in the country
  • •Find the courtyard and the grilling area, because that is where the flat will end up

Payment terms, decoded

  • •Total cost. En-suites start from £83 a week. Across a typical 44 to 51 week contract, that works out at roughly £3,652 to £4,233 for the year, with Silver rooms costing more.
  • •What is included. Water, heating, electricity, high-speed Wi-Fi, contents insurance, communal cleaning of shared kitchens and living spaces, on-site maintenance, 24 hour security and the events programme.
  • •What is not included. Food, laundry costs, a TV licence for live broadcast viewing, and any damage beyond fair wear and tear.
  • •Instalments. Flexible payment options are offered, usually split across three or four instalments timed to student finance dates. Monthly plans may carry a small uplift.
  • •Deposit. There is no deposit required at The Railyard, which is a genuine cash flow advantage over most Liverpool buildings.
  • •Cooling off. A short cancellation window normally applies after you accept your offer. Confirm the exact number of days against your own tenancy paperwork before signing.
  • •No Visa No Pay. A refused UK visa allows you to cancel and recover payments made, provided you supply written confirmation and official refusal evidence within the stated window.
  • •No Place No Pay. Failing to meet the grades for your firm choice, or exceeding them and switching, allows cancellation with UCAS or university evidence submitted promptly after results day.
  • •Guarantor. A UK-based guarantor is required for instalment payments and must complete their agreement shortly after booking, or the full year becomes payable upfront.
  • •Parking. Covered parking is available but allocated separately and may carry an additional charge. Confirm this at the point of booking.

The parents' section

What you should know before your child signs

  • •This is the value option. From £83 a week with bills included, The Railyard is one of the most affordable routes into a room near the University of Liverpool.
  • •There is no deposit. Unlike most tenancies, no security deposit is required, which reduces the amount you need to find upfront.
  • •Security is unusually strong. A security guard, 24 hour cover, CCTV, video surveillance and controlled access are all in place on site.
  • •A guarantor is needed for instalments. A UK-based guarantor must sign and upload documents shortly after booking, otherwise the year is payable in full.
  • •Flats can be large. Some flats house up to eight students. If your child prefers a smaller cluster, ask about flat sizes before signing.
  • •Covered parking exists. Rare for Liverpool student accommodation, but allocation is limited and it may carry an extra charge, so enquire early.

Forign Corner

  • •Arrival. Manchester Airport is the usual arrival point, roughly fifty minutes by train to Liverpool Lime Street, then about ten minutes by taxi to Crown Station Place. Liverpool John Lennon Airport is closer at around thirty minutes by bus and taxi.
  • •No UK guarantor. Without a UK-based guarantor you will normally need to pay the full year's rent upfront before collecting keys. Recognised third party guarantor services are also accepted by most providers for a fee.
  • •Visa safety net. No Visa No Pay protection applies. If your UK visa application is refused, you can cancel the tenancy and recover rent payments, provided written confirmation and official evidence are submitted within the stated deadline.
  • •Setup week. Use your tenancy letter as proof of address to open a UK bank account in the city centre, buy a pay as you go SIM, register with a GP practice near Brownlow Hill, and get a railcard if you plan to travel at weekends.
  • •Home food. Lodge Lane, roughly fifteen minutes away, has African, Caribbean, Middle Eastern and South Asian grocers. Smithdown Road adds halal butchers and international shops, and Chinatown is around twenty minutes on foot.
